Project Location: Andover, MA
When the Linchris Hotel Corporation decided to purchase the Wyndham Hotel in Andover, Massachusetts, and transform it into a Doubletree Hotel by Hilton, they had to renovate the majority of the property in order to bring it to Hilton’s standard. They awarded us the contract because we were able put together a plan that not only met their budget but also allowed them to keep the hotel in operation during the renovation. As such, we became an integral part of the project management team which consisted of the design firm, their on-site and corporate management personnel, and ourselves.
The process
Pre-construction phase
The pre-construction phase consisted of finalizing the design plans and specifications, developing the list of materials to be purchased, selecting vendors, and establishing the schedules. During this phase we were able to value engineer the specifications and suggest alternate products that saved time and funds for the customer.
On-site construction phase
To help facilitate the process we assigned a fulltime manager who would be located on-site for the duration of the project. The hotel gave us a room which became our office. In addition, we also assigned a full-time support manager who was located at our home office.
The project was separated into phases, with sections of the hotel closed for specified periods of time, in order to accommodate the renovation work. By limiting the construction to reasonable daytime hours, the noise level was kept to an acceptable level for the guests who occupied the other sections.
Logistics
Depending on the daily workload there were twenty to forty crew members on site at any given time. This consisted of demo personnel, carpenters, drywall installers, electricians, plumbers, tilers, carpet installers and painters.
To handle the large amount of supplies and tools we rented ten storage trailers that were inconspicuously located on site during construction.
Throughout the project the hotel occupancy rate was always a factor with a goal that, at any given time, the available number of rooms would be no less than eighty percent of capacity. The on-site project management team met on a weekly basis to review progress and to alter priorities as required.
Scope-of-work
293 Guest Standard Rooms and Bathrooms
- Demolition-
Removed all bathroom accessories.
Removed 150 tubs.
Removed 31,500 square feet of bathroom tile.
Removed wall paper from bathrooms, vanity areas, closet areas, and headboard walls.
Removed 113,500 square feet of carpet and base from guest rooms.
Removed 293 light soffits over sinks.
Removed fabric valances.
Removed closet doors and hardware.
Removed closet shelves.
- Walls –
Repaired walls as required.
Installed a total of 10,600 square feet of two different vinyl wall coverings.
Installed 849 customer supplied corner guards.
Installed blocking for grab bars.
Built walls for new closet doors.
Repaired demolished soffit walls.
Replaced drywall in 150 tub and shower areas.
- Paint-
Painted new and existing doors, frames and entry/bath ceilings.
- Flooring-
Installed 113,500 square feet of carpet pad.

Installed 27,250 linear feet of carpet base.
Supplied and installed 31,500 square feet of Vision 24 X 12 tile on shower walls and bathroom floors.
Supplied and installed 586 marble thresholds.
- Mill Work-
Built and installed 288 wall-to-wall wood window cornices.
Built and installed 293 cherry vanities.
Supplied and installed granite vanity tops and back splashes.
Supplied and installed closet doors. Doors were solid core, double door three foot by six foot eight inch. Wood frame, ½ by 2 inch casing with mitered corners. Hardware consisted of magnetic catches, hinges, and brushed nickel D handles.
Supplied and installed 146 frameless ½ inch thick glass shower doors.
Supplied and installed bathroom accessories including robe hooks, toilet paper dispensers, shower foot rests, soap dishes, 150 curtain rods, and grab bars.
Reinstalled 293 closet shelves.
Installed back ‘lit mirrors.
- Electrical in all 293 rooms
Disconnected and removed entry light switches.
Provided and installed illuminated switches.
Disconnected and removed soffit mounted strip lights.
Relocated wiring from the strip lights to the ceiling for recessed light fixtures and added junction boxes.
Provided power from recessed lights to the new back lighted mirrors.
- Plumbing in all 293 rooms
Removed and reinstalled toilets with new wax rings and water supply lines.
Removed and reinstalled shower valves and heads.
Removed and reinstalled faucets with new p-traps and water supply lines.
Supplied and installed new sinks.
Supplied and installed shower pans and drains.
10 ADA and Hearing Impaired Rooms
- Electrical for 10 ADA/HI Rooms-
Disconnected and removed entry light switches.
Provided and installed illuminated switches.
Disconnected and removed soffit mounted strip lights.
Relocated wiring from the strip lights to the ceilings for recessed lights fixtures and added junction boxes.
Provided power from recessed lights to the new back ‘lit mirrors.
Disconnected and removed switching and wires for relocation.
Disconnected and removed receptacles and wired back to nearest remaining receptacles.
Disconnected and removed data lines as needed.
Disconnected Fire Alarm Devices for relocation.
Provided and installed doorbell/cover plates at entry doors.
Provided and installed doorbell horns and strobes in the guest baths and in sleeping areas within view of the beds and additional horn strobes in any separate room within the guest rooms.
Verified all existing smoke detectors were functioning in Hearing Impaired rooms.
- Mill Work-
Built and installed 10 wood window cornices.
Built and installed 10 cherry vanities.
Installed granite vanity tops and back splashes.
Supplied and install bathroom accessories including grab bars, towel hooks, toilet paper dispensers, towel shelves, shower rods, and soap dishes.
- Flooring-
Installed 3600 square feet of carpet.
Installed 270 linear feet of carpet base.
Supplied and installed 2,100 square feet of Vision 24 X 12 on shower floors and walls.
- Paint-
Painted 20 ceilings where repairs were done for new plumbing.
- Walls and ceilings–
Repaired and rebuilt walls as specified.
Installed a total of 8,750 square feet of three different vinyl wall coverings.
Installed 30 supplied corner guards.
Installed blocking for handicap bars.
Repaired ceilings in ADA rooms as well as rooms below.

Removed all bathroom accessories.

Saw cut the cement slab, opened and patched the concrete slab and installed rigid PVC conduit in 3 locations to accommodate stations where book cases were located.

Ran outlets and data for temporary desk.

Removed track lighting and wire over the dance floor back to the source.

Pre-Function Area

Extended wiring from existing lights to 2 new light locations and installed lights in vestibule.
Removed and saved 6 existing recessed lights and wire back to the source.
Installed 6 saved lights adjacent to their previous location and connected to the existing lighting control.
Installed 2 recessed junction boxes in area between rows of recessed lights, installed 2 new hanging lights and wired to the existing light control.
Provided and installed 10 back boxes around the pre-function area that included 1 duplex receptacle and one data line in each of the back boxes, to power “message boards”.
Miscellaneous
- Laundry room floor-
Ground (scraped) floor using eight inch grinder with diamond blade and vacuum system.
Painted walls, doors and trim.
Applied two coats of 2-part epoxy to prepared floor.
